Recent project undertaken by our people

Global Gas Company, Brisbane Qld

Background

• Global gas company located across multiple buildings in the Brisbane CBD and regional Queensland

• The total corporate real estate portfolio comprised approximately 25,000 square metres

• The company was facing a substantial forecast increase in project staff, and there was uncertainty surrounding the existing portfolio and any requirements, opportunities and risks relating to the acquisition of new leased space.

 

Our role

We were engaged to identify the company’s current and forecast seating requirements and develop a corporate real estate strategy.

The role was expanded to include make-good negotiations, the procurement of leasehold office and industrial space, project management, development management, fit out delivery, lease end and surrender options and lease negotiations.

 

Outcomes

To date we have:

• Created a corporate real estate strategy endorsed by the Australian executive committee and global parent company

• Saved the company approximately $6 million in rental costs and $240,000 in make-good obligations

• Managed the acquisition of multiple premises totalling over 4,000 square metres in the CBD and regional areas with significant supply constraints.

Deloitte Capland Real Estate Advisory’s full-service development team provides more than just project management. We have access to a builder’s licence and employ experienced development managers. We manage the entire process from project conception to completion.

We take a broad view of the entire development rather than just one piece of the puzzle.

Key aspects of our service include:

  • Project design and optimisation: we work with clients and consulting teams to refine project concepts into detailed designs
  • Statutory approvals: we work with state and local governments to obtain the necessary approvals to begin construction. We secure development, operational, building and project-specific approvals (such as environmental and historical approvals). Our aim is to minimise the impact of approval conditions and restrictions on project feasibility.
  • Construction management: we work to get projects delivered on time, on budget and to specified standards. We undertake the contractor tendering, selection and management processes. We also implement green and sustainable construction techniques, reducing energy consumption and environmental footprints.
