Deloitte acts as intermediary in sale of Green Park complex in Katowice
Enormous potential of regional cities once again confirmed
Warsaw - April 12, 2019
Excellent transport facilities and very attractive neighbourhood are among the many advantages of the Green Park complex whose sale has just been finalized. Deloitte represented the owner – Grelix Investments - in the preparation and execution of the transaction that once again attests to the strong position of regional cities in investment portfolios and the growing importance of the capital of Upper Silesia on the office map of Poland.
Green Park is a highly recognizable office complex in the Silesian conurbation, consisting of 8 buildings of various heights based on a cascading structure. In total the buildings offer 24,466 sq m of office space and as many as 842 parking spaces. "The complex perfectly meets the expectations and needs of tenants that want space for their offices, their outsourcing and service centres. What is more, the structure of Green Park is such that it can be further redeveloped to significantly increase the useable floor space. For these reasons I strongly believed in the success of our project from its very outset, and now I hope that the new owner - the M7 group - will fully exploit the potential of the property," says Dominik Stojek, Associate Partner, Deloitte Real Estate Advisory Department, whose team supported the sales process.
"More often than not, selling a real property is a complicated journey of sudden twists and turns. I am really glad that Deloitte was our partner in this process, because its commitment and determination largely contributed to the successful completion of the sale of Green Park," says Katarzyna Kopszak-Dziurnikowska, President of Grelix Investments. "Deloitte supported us from the very beginning, from the development of the sales strategy, through the stages of intense marketing and negotiations with the selected investor, to coordination of the entire due diligence process".
In terms of size, Katowice is the largest urban conurbation in Poland. Availability of public transport facilities and an adequate number of easily accessible parking spaces are essential for thousands of commuters. "Easy access for commuters and recreation grounds adjacent to the complex make Green Park especially attractive - its key tenants not only repeatedly extend their lease agreements but also have been increasing the space they occupy inside the complex," stresses Magdalena Topolska-Ziemak, Manager, Deloitte Real Estate Advisory Department.
