A new round of capital controls by the Chinese government issued in August last year hauling the "irrational" capital outflow in the 3rd quarter of 2017. The increasing scrutiny on outbound real investment making the transaction volume fell by 51% y-o-y in Q3 2017. Despite the decline thus far, we found sentiment for overseas investment remains strong, particularly in Belt and Road countries and some major transactions are in the pipeline.

A recent research shows that:

  • Geographical diversification is a clear necessity in mainland China;
  • Belt and Road region real estate continues to serve as an attractive asset class for Chinese investors;
  • A surge of outbound investment interest in Germany and other European markets;
  • Growing demand on overseas development sites in 2018 and going forward.
